What counts as an asbestos emergency

Storm or fire damage to asbestos cement roofing, accidental drilling or impact damage during other works, fly-tipped asbestos sheeting on land you own or manage, and vandalism or break-ins that disturb previously managed materials all count as emergencies under the Control of Asbestos Regulations 2012. In each case the priority is to stop further fibre release and restrict access before any clean-up begins — attempting to sweep up or move damaged material yourself, or with untrained staff, significantly increases exposure risk and can constitute a further breach of your duty of care.

Fly-tipped asbestos on rural and amenity land

Landowners managing sites for invasive weed control, particularly rural parcels, riverbanks and disused industrial land, are a common target for fly-tipped asbestos sheeting because such sites are perceived as unmonitored. As the landowner you carry the responsibility and, in most cases, the cost of lawful removal even though you did not cause the tipping. Where our teams find fly-tipped ACMs while carrying out knotweed or Japanese knotweed treatment surveys, we can move directly into emergency response rather than leaving you to source a separate contractor.
