    Why planning conditions get refused

    The most common reason a validation report is rejected is missing evidence: no photographic record of the cover system, no import certificates for clean soils, or no reference back to the approved remediation strategy. We build the evidence pack as the works progress rather than reconstructing it afterwards.

    What remediation costs

    A desk study and preliminary risk assessment typically costs £750–£1,500. Intrusive investigation with laboratory testing generally runs £2,500–£6,000 for a small residential site. Remediation itself is entirely site-specific, but clean cover systems commonly sit between £25 and £60 per square metre installed and validated.
