Why a pre-demolition audit is worth commissioning even where not mandated
Although the statutory requirement for site waste management plans on projects over £300,000 was revoked in 2013, most local planning authorities now attach waste management conditions to major applications, and BREEAM's Wst 01 credit specifically requires a pre-demolition audit for refurbishment and demolition projects seeking recovery credits. A proper pre-demolition audit quantifies what is actually in the building, materials, fixtures, hazardous items, before a single skip is ordered, which consistently identifies higher-value reuse and recycling routes than a generic mixed-skip approach.
What a working SWMP actually needs to contain
A usable site waste management plan goes beyond a policy statement: it names the waste types expected by construction stage, the EWC codes that apply, the registered carriers and permitted facilities to be used, storage and segregation arrangements on a space-constrained site, and the recovery target the project is committing to.
